MAYFAIR Assets Sdn Bhd, a subsidiary of LDP Promotion Fair Sdn Bhd, is set to provide small business owners and new entrepreneurs affordable retail spaces, making it easier for startups. 

“When it comes to starting a business from scratch, the main concern is cost. Not everyone can invest RM200,000 to begin their business plan. So, we build budget shopping centres and bazaar spaces to offer ideal platforms for small business budgets,” – said Mayfair Assets Sdn Bhd managing director Jacky Wu.

Within the next three to five years, the company aims to have at least one mall in each state.

“We have acquired land in all states except for Sabah and Kedah, as we are still in the process of sourcing suitable plots there,” said Wu, who added that the largest is a 8ha land in Johor.

Taking its cue from the wholesale and retail concepts in Thailand, South Korea and China, the company decided to bring the idea into Malaysia, offering not only an affordable business platform for retailers, but also a venue for visitors to enjoy wholesale shopping.

“Each mall will have a different theme catering to the target audience of a specific area,” added Wu.

The first project called Uptown Puchong Night Bazaar was launched in July 2015 and caters to the night crowd.

Located in Puchong, the 0.8ha covered night market has up to 420 lots of 64sq ft stores selling clothing, accessories, shoes and food being rented out at RM880 each lot per month. 

The second project called USJ Wholesale City Mall will be launched in 2017.

Located at the heart of USJ, the mall is surrounded by townships such as Subang Jaya, Bandar Sunway, Puchong, Shah Alam and Petaling Jaya.

The 11148.36sqm budget shopping mall consists of 600 retail lots that are available in three sizes – 64sq ft, 128sq ft and 256sq ft, with rental starting from RM1,800.

“Response has been good as 60% of the retail lots have been taken up so far,” said Wu, adding that the company invested a total of RM60mil for the project.

Located at the heart of USJ, the one-and-a-half storey building houses retail lots on the first floor to provide visitors a one-stop shopping experience, offering from fashion and furniture to electrical gadgets.

The mall’s food court is touted to be the largest in Subang Jaya, with more than 40 stalls and a common indoor and outdoor areas that can fit up to 1,000 people. 

Parents can shop with peace of mind as children can enjoy the 836.13sqm jungle-themed indoor playground well-equipped with safety features. 

There will be two event halls to cater for weekly events and fairs, and the mall’s tenants will be given priority.

Upcoming projects in the pipeline include a night bazaar in Shah Alam and wholesale malls in Kuantan and Terengganu in 2017. 

In addition to providing retailers an affordable business platform, the e-commerce platform www.moora.com.my will be launched together with Moora USJ Wholesale City Mall.

“We have allocated RM10mil for the Moora e-commerce site to benefit our tenants so that they can promote their products online as well,” concluded Wu.
